1. Sales consultation
Each member of our sales team has over 21 years of experience in the new home property industry, we are able to offer relevant and up-to-date advice on the various council DCP’s and building techniques as well as a variety of modern single storey or double storey home designs that are suitable for your block of land. Following a pre-consultation, our sales team will then arrange a site inspection prior to the provision of a fixed price tender.
2. Custom designed homes
We will make changes to our existing designs to suit your needs, alternatively, should you decide to proceed with a custom-designed home, we will arrange for a consultation with our head office design team who will be able to create an architecturally designed home specific to your needs. Fees and charges apply for this service.
3. Development application process
After architectural drawings have been signed off, our approvals team prepare the Development Application to gain building approvals from the relevant authorities. This includes analysis by structural engineers, registered surveyors, hydraulic engineers and a qualified private certifier. We handle this process in its entirety, ensuring a stress-free journey for our clients. Our extensive experience in the field means that we have dealt with all situations previously and are able to address any issues or requests that the authorities may have and work towards a mutually beneficial solution.
4. Free consultations
During the development application process, which generally takes around 90 days, we organise consultations to customise multiple facets of your new home.
These consultations include:
- Electrical consultation with an electrical supplier to finalise the electrical layout of your new home
- Visit the kitchen manufacturer’s showroom where you are given the opportunity to design and customise your kitchen and vanities if required
- Floor and wall tile sections are made through our tile supplier at their modern showroom
- Finalisation of all selections during a colour consultation with our in-house interior decorator.
5. We build your home
Once your selections are finalised and approvals are granted, we begin building your new home. During this process, each client will have a personal site supervisor who will be available to arrange site inspections and address any concerns if and when they arise. Our HR team will provide you with updates as to progress, current status, and advice of all forecast schedules on a weekly basis.
6. Living in your Bellmarch Home
Bellmarch pride ourselves on our ongoing commitment to our clients after the handover of your new home. We answer all questions, offer advice, and carry out service calls on required maintenance for a 2-year period after you take possession of your new residence.
